Maceió, capitol of the state Alagoas, with about 950.000 habitants, is bordered on one side by an 10 km beach with lot´s of palmtrees and more than 20 beachbars. House for sale directly at the beach of Maceió-Jacarecica

With approximately 1 million inhabitants, there are at this quiet beach only 33 family houses, the only ones in this prime location. Therefore an increase in value is virtually guaranteed. The water level of the sea is more than 2 m below the road-, or house level. It takes about 10 car-, or busminutes to the tourist Top-Beach Maceió-Ponta Verde. Back to the well known shopping mall approximately 7 and 20 to the center of Maceió.

In Jacarecica-Beach (about 500 m long) you find everything you need (2 beachbars, supermarket, 2 bakeries, restaurants, post office, etc.). The beach is a paradies for jogging, snorkeling, fishing, surfing, etc..

The ground is 12 m * 24 m (290 m2). The House has 3 bedrooms, with 2 integratet bathrooms (one master) and another social bathroom, a kitchen and a livingroom (about 120 m2). In the back of the ground is another room with bathroom (about 30 m2).

The purchase price is R$ 250,000.00, or about € 110.000,00 (Stand 04.01.2010).

The notary-, land registry- and the property tax costs are approximately 5.5%.

The house is now ready (it is occupied by the owner), but should be restored. In my experience (I am practically neighbor of this house; see beach house for rent) the costs for a complete renovation and furnishing reasonable R$ 50,000.00.

I assume from (16 years real estate experience in Maceio), that the house value will reach approximately R$ 500,000.00, within the next 6-8 years.
